Position Summary
Our client is seeking an experienced Associate Director of Engineering / Facilities to join its facilities operations team in Florham Park, New Jersey.
This role is responsible for overseeing the operation, reliability, and maintenance of critical facility infrastructure and mechanical systems supporting a regulated biotechnology manufacturing environment. The Associate Director will lead facility engineering personnel while ensuring the safe, compliant, and efficient operation of HVAC systems, utilities, and building systems supporting cleanroom and GMP operations.
The position will also provide technical leadership, troubleshooting expertise, and strategic planning to maximize equipment uptime and improve the long-term reliability of facility assets.
Key Responsibilities
Facilities Engineering & Mechanical Systems
- Oversee operation and maintenance of critical facility systems including:
- HVAC systems and cleanroom environmental controls
- Air handling units, chillers, humidifiers, exhaust systems and associated controls
- Boilers, generators, and compressed air systems
- Bulk gas distribution systems
- Electrical, plumbing, and mechanical infrastructure
- Troubleshoot, repair, and optimize facility equipment and infrastructure.
- Evaluate equipment performance and failure modes to drive reliability improvements.
- Conduct and oversee preventive and corrective maintenance programs for all facility systems.
Building Automation & Environmental Controls
- Monitor and manage facility environmental systems using advanced Building Management Systems (BMS) and Building Automation Systems (BAS).
- Investigate alarms, troubleshoot environmental deviations, and maintain environmental integrity in regulated pharmaceutical cleanroom environments.
- Work with leading building control platforms including:
- Siemens Desigo and Apogee BMS
- Honeywell BMS
- Johnson Controls Metasys BAS
Maintenance Programs & Asset Management
- Utilize asset management and maintenance software to:
- Document preventive maintenance activities
- Track repairs, labor hours, and equipment history
- Identify maintenance trends and reliability improvements
- Execute and review work orders, maintenance logs, and related documentation.
- Ensure maintenance activities comply with GMP, regulatory, and internal quality standards.
Leadership & Vendor Management
- Manage and develop a team of building engineers and facilities mechanics.
- Provide technical guidance and mentorship to facilities staff.
- Oversee and coordinate work performed by external contractors and service providers, ensuring quality workmanship and adherence to project timelines and budgets.
- Support after-hours emergency response and coordinate corrective actions as required.
Facilities Projects & Continuous Improvement
- Participate in facility expansion, renovation, and capital improvement projects.
- Analyze equipment data, engineering drawings, and technical documentation.
- Recommend improvements to increase facility efficiency, reliability, and safety.
- Collaborate with internal departments on engineering support and technical problem solving.
Compliance, Safety & Environmental Health
- Ensure compliance with all applicable GMP, regulatory, building code, and EHS standards.
- Promote a culture of safety and participate in facility safety inspections.
- Maintain a safe and organized work environment.
- Participate as a member of the facility Emergency Response Team (ERT).
Required Qualifications
- Minimum 10 years of technical experience in facilities engineering or building systems operations.
- At least 2 years in a manufacturing environment, preferably within a pharmaceutical, biotechnology, or cGMP regulated facility.
- Experience operating and maintaining complex mechanical and HVAC infrastructure.
- Ability to read and interpret mechanical and electrical engineering drawings.
- Strong written and verbal communication skills.
- Excellent documentation and organizational skills.
Preferred Qualifications
- Bachelor’s degree in Engineering, Environmental Science, Occupational Health Sciences, or related discipline.
- Experience in pharmaceutical or biotech cleanroom environments.
- Experience with Building Automation Systems and Environmental Monitoring Systems.
- Familiarity with Siemens BMS, Honeywell BMS, or Johnson Controls Metasys platforms.
- NJ Building Operating Engineer License and/or Black Seal License.
Work Requirements
This role may require:
- Weekend and off-hours response to facility issues
- Overtime and holiday support as needed
Physical Requirements
This position requires frequent physical activity including:
- Walking, climbing, bending, kneeling, lifting, and overhead work
- Lifting up to 50 pounds
- Working on ladders up to 20 feet
- Working from lifts and elevated platforms
Candidates must pass required background and drug screening.
Compensation
$140,000 – $160,000 base salary
Compensation commensurate with experience.
